The following analysis of the Metro Denver & Northern Colorado real estate market (which now includes Clear Creek, Gilpin, and Park counties) is provided by Windermere Real Estate Chief Economist Matthew Gardner. We hope that this information may assist you with making better-informed real estate decisions. Colorado’s economy continues to grow with the addition of 44,800 new non-agricultural jobs over the past 12 months. This represents a reasonable growth rate of 1.7%. As stated in last quarter’s Gardner Report, we continue to see a modest slowdown in employment gains, but that’s to be expected at this stage of the business cycle. I predict that employment growth in Colorado will pick back up as we move through the year, adding a total of 70,000 new jobs in 2019, which represents a growth rate of 2.6%.
In February, the state unemployment rate was 3.7%, up from 2.9% a year ago. The increase is essentially due to labor force growth, which rose by more than 84,000 people over the past year. On a seasonally adjusted basis, unemployment rates in all the markets contained in this report haven’t moved much in the past year, but Boulder saw a modest drop (2.7%), and the balance of the state either remained at the same level as a year ago or rose very modestly.
- In the first quarter of 2019, 11,164 homes sold — a drop of 3% compared to the first quarter of 2018 and down 13.5% from the fourth quarter of last year. Pending sales in the quarter were a mixed bag. Five counties saw an increase, but five showed signs of slowing.
- The only market that had sales growth was Adams, which rose 4.9%. The rest of the counties contained in this report saw sales decline, with a significant drop in the small Park County area.
- I believe the drop in the number of home sales is partially due to the significant increase in listings (+45.6%), which has given would-be home buyers more choice and less need to act quickly.
- As mentioned above, inventory growth in the quarter was significant, but I continue to believe that the market will see sales rise. I expect the second half of the year to perform better than the first.
- Home prices continue to trend higher, but the rate of growth is tapering. The average home price in the region rose just 2.1% year-over-year to $456,243. Home prices were .3% higher than in the fourth quarter of 2018.
- I anticipate that the drop in interest rates early in the year will likely get more buyers off the fence and this will allow prices to rise.
- Appreciation was again strongest in Park County, where prices rose 21.9%. We still attribute this rapid increase to it being a small market. Only Clear Creek County experienced a drop in average home price. Similar to Park County, this is due to it being a very small market, making it more prone to significant swings.
- Affordability remains an issue in many Colorado markets but that may be offset by the drop in interest rates.
DAYS ON MARKET
- The average number of days it took to sell a home in Colorado rose five days compared to the first quarter of 2018.
- The amount of time it took to sell a home dropped in two counties — Gilpin and Park — compared to the first quarter of 2018. The rest of the counties in this report saw days-on-market rise modestly with the exception of the small Clear Creek market, which rose by 26 days.
- In the first quarter of 2019, it took an average of 42 days to sell a home in the region, an increase of four days compared to the final quarter of 2018.
- Job growth drives housing demand, but buyers are faced with more choice and are far less frantic than they were over the past few years. That said, I anticipate the late spring will bring more activity and sales.
This speedometer reflects the state of the region’s real estate market using housing inventory, price gains, home sales, interest rates, and larger economic factors.
For the first quarter of 2019, I have moved the needle a little more in favor of buyers. I am watching listing activity closely to see if we get any major bumps above the traditional increase because that may further slow home price growth; however, the trend for 2019 will continue towards a more balanced market.

When dissatisfaction with your current home strikes, it can be exciting to launch into a plan for a new addition. A new living room, bedroom, or more can add value to your home while improving your quality of life.
On the other hand, even a modest addition can turn into a major construction project, with architects and contractors to manage, construction workers traipsing through your home, hammers pounding, and sawdust everywhere. And although new additions can be a very good investment, the cost-per-square-foot is typically more than building a new home, and much more than buying a larger existing home.
Define your needs
To determine if an addition makes sense for your particular situation, start by defining exactly what it is you want and need. By focusing on core needs, you won’t get carried away with a wish list that can push the project out of reach financially.
If it’s a matter of needing more space, be specific. For example, instead of just jotting down “more kitchen space,” figure out just how much more space is going to make the difference, e.g., “150 square feet of floor space and six additional feet of counter space.”
If the addition will be for aging parents, consult with their doctors or an age-in-place expert to define exactly what they’ll require for living conditions, both now and over the next five to ten years.
Types of additions
Bump-out addition—“Bumping out” one or more walls to make a first-floor room slightly larger is something most homeowners think about at one time or another. However, when you consider the work required, and the limited amount of space created, it often figures to be one of your most expensive approaches.
First-floor addition—Adding a whole new room (or rooms) to the first floor of your home is one of the most common ways to add a family room, apartment or sunroom. But this approach can also take away yard space.
Dormer addition—For homes with steep rooflines, adding an upper floor dormer may be all that’s needed to transform an awkward space with limited headroom. The cost is affordable and, when done well, a dormer can also improve the curb-appeal of your house.
Second-story addition—For homes without an upper floor, adding a second story can double the size of the house without reducing surrounding yard space.
Garage addition—Building above the garage is ideal for a space that requires more privacy, such as a rentable apartment, a teen’s bedroom, guest bedroom, guest quarters, or a family bonus room.
You’ll need a building permit to construct an addition—which will require professional blueprints. Your local building department will not only want to make sure that the addition adheres to the latest building codes, but also ensure it isn’t too tall for the neighborhood or positioned too close to the property line. Some building departments will also want to ask your neighbors for their input before giving you the go-ahead.
Requirements for a legal apartment
While the idea of having a renter that provides an additional stream of revenue may be enticing, the realities of building and renting a legal add-on apartment can be sobering. Among the things you’ll need to consider:
- Special permitting—Some communities don’t like the idea of “mother-in-law” units and therefore have regulations against it or zone-approval requirements.
- Separate utilities—In many cities, you can’t charge a tenant for heat, electricity, and water unless utilities are separated from the rest of the house (and separately controlled by the tenant).
- ADU Requirements—When building an “accessory dwelling unit” (the formal name for a second dwelling located on a property where a primary residence already exists), building codes often contain special requirements regarding emergency exists, windows, ceiling height, off-street parking spaces, the location of main entrances, the number of bedrooms, and more.
In addition, renters have special rights while landlords have added responsibilities. You’ll need to learn those rights and responsibilities and be prepared to adhere to them.
The cost to construct an addition depends on a wide variety of factors, such as the quality of materials used, the laborers doing the work, the type of addition and its size, the age of your house and its current condition. For ballpark purposes, however, you can figure on spending about $200 per square foot if your home is located in a more expensive real estate area or about $100 per foot in a lower-priced market.
You might be wondering how much of that money your efforts might return if you were to sell the home a couple years later? The answer to that question depends on the aforementioned details, but the average “recoup” rate for a family room addition is typically more than 80 percent.
The bottom line
While you should certainly research the existing-home marketplace before hiring an architect to map out the plans, building an addition onto your current home can be a great way to expand your living quarters, customize your home, and remain in the same neighborhood.
The last time we saw a balanced market was late 1990s, meaning many sellers and buyers have never seen a normal housing market. Windermere Real Estate’s Chief Economist Matthew Gardner looks at more longer-term averages, what does he see for the future of the housing market?
The debate about whether it makes more financial sense to rent or buy has been raging for decades. Advocates of buying argue that when you pay rent you’re paying for someone else’s mortgage. When you buy, you are making an investment, which can significantly increase in value every year you live in the home.
Supporters of renting say that the extra costs associated with owning a home, such as interest payments, taxes, maintenance, can add up. They add that there’s no guarantee that those expenses will be recouped when the house is sold. Instead of investing in a home, you may be better off investing your savings in stocks, bonds, and other financial securities that hold less risk.
Matthew Gardner, our Chief Economist, forecasts, that we will not break 5% for 30-year fixed Mortgage rates for 2019, and likely won’t break it next year.
This means that getting a mortgage is relatively cheap, raising the question, ‘Is it really worth it to keep renting?’
Even if interest rates stay low, whether to rent or buy has a lot to do with each person’s specific situation. Here are a few considerations to make as you decide.
What’s the real estate situation in your city?
Industry groups put out reports every quarter stating the average national sales price for a home, and the average monthly payment for a U.S. rental. These reports are typically based on an average of all the cities in the U.S. But what really matters is what the numbers show when you dig into them on a local level.
Investigate the local sales and rental markets, and you’ll see there are some cities that fall well below that average, and some that rise far above it. When comparing housing costs, be sure to base your evaluation on what’s happening in your city and neighborhood, not the nationwide averages.
How long do you expect to live there?
If you don’t plan to be living in the same place for at least five years, renting is probably your best bet financially. But if you think you’re ready to settle down for as long as 7 to 10 years, chances are very good that any home you purchase will appreciate during that time even if the economy runs into some bumps along the way.
What’s the mortgage rate?
One of the other key factors to consider is the cost of your loan (the interest you’ll pay the lender). Fortunately, our Chief Economist, Matthew Gardner, does not expect interest rates to hit or break 5 percent, meaning money is relatively cheap.
Your mortgage rate will depend on how much money you have saved, your credit score, and other factors, so make sure to talk to a loan officer before you start looking for a home. Being pre-approved for a mortgage narrows down your price range and helps strengthen your offer when it comes time to compete for your new home.
Can you pay a bit more?
It can be advantageous to work a lower monthly payment to the bank so that you can pay a little more than the payment.
For example, if you can afford to pay a little extra towards your mortgage bill each month, say $300 more per month, on a 30-year, $300,000 loan, can knock eight years off the life of the loan and reduce your final bill by more than $63,000. That’s savings you would never see if you rented.
Will you need to make repairs or improvements?
Buying a fixer-upper may seem like a great way to get a deal on a house, but if the money you spend on the repairs is too great, your profit could be diminished when it comes time to sell. The same is true for remodeling and improvement projects.
Additionally, you can work with your Mortgage lender for a repair loan. This can help you get that lot you want, and help you pay for the repairs.
But ultimately, if you can only afford a home that demands major improvements, and you don’t have the skills to do much of the work yourself, it’s probably better to rent.
Do you have other ways to invest?
Many see a home purchase as an easy way to invest—a place where they can generate savings through home equity. But others say you can make more money renting an apartment and investing your savings in stocks, bonds, and other financial securities.
This is where a financial advisor might come in. They’ll be able to break down what you need to do in order to get the best return on your investments. They’ll also be able to see the big picture when it comes to your money.
Can you rent part of the house?
Speaking of a diverse portfolio, let your investment work for you. If you buy a house that includes a rental (extra bedroom, mother-in-law unit, etc.), you could be the landlord instead of paying the landlord. With that rental income, you could pay off the mortgage faster and contribute more to your savings. But, of course, you need to be willing to share your home with a tenant and take on the responsibilities of being a landlord or working with a professional property manager to help you with those duties.

First, you need to know that property assessments are done by the County every two years. So, as you look at how much your property increased in value according to the County, keep in mind that this increase is over a two-year period.
Next, it will help you to know how much our markets increased, on average, over the last two years. This data comes from our most trusted source, the Federal Housing Finance Authority.

• Larimer County = 17.60%
• Weld County = 22.31%
• Boulder County = 16.28%

Mortgage rates dropped again for the fourth week in a row.
The average 30-year rate is now 4.06% which is the lowest it has been all year.
Rates today are actually the lowest they have been since early 2018.
The main factor driving rates down is the trade war with China.
Investors are shifting money from stocks into bonds which causes the yield on the 10-year Treasury to drop.
Mortgage rates are closely aligned with the 10-year Treasury.
At the beginning of the year, most experts believed that 2019 would have a trend of increasing mortgage rates eventually reaching 5.5%.
Instead, the opposite has happened which is good news for real estate.
Enough is enough! It’s time to get organized.
I asked some of my more meticulous friends how they keep their homes so neat and organized. Here are their top tips along with a few from some famous organized people:
- Have an “inbox” for your home.
If all of your table and counter space occupies a different pile of mail, bills or magazines that you want or need to look at, the home inbox is a great trick to at least keep the piles in one stack. An easy method is to put a stylish container next to your door. If you get mail or write yourself a note to do later, put it in the box (unless it’s extremely urgent). Each week, sit down and process everything in your inbox. File it away permanently or take care of it right now, but do not put it back in the box! (via David Allen author of Getting Things Done)

Does anyone really use all the spices in a spice rack? Try heading to your local organic market which carries bulk spices so you can buy just what you need. Bulk spices are especially helpful if a recipe calls for a pinch of something new to you, so you don’t have to buy an entire jar.

You can always discover something interesting about someone’s personality by the DVDs they have, but all those bright cases can also be a cluttered distraction. Instead, store your DVDs in shoebox-style boxes with the spines facing up so you can quickly pull them out and find your favorites. Bonus points if you sort them by alphabetical order, genre or director.

We’ve all seen those bulky “valets” intended to organize your electronic necessities as they charge while you sleep. I must admit I own one, but it takes up too much space. What’s your secret to keeping your home organized?
Originating in the U.K. in 1988, Red Nose Day started to help end child poverty. In 2015, the public charity, Comic Relief USA, launched the campaign in the U.S.
Last year, the Red Nose campaign raised $47 million, setting the total raised since 2015 to over $150 million, and have changed the lives of over 16 million children. These funds help buy vaccines and medical services, as well as meals, educational assistance and more. Half of the money raised supports programs in the 50 states and Puerto Rico, and the other half helps fund programs in Latin America, Africa, and Asia.
Companies like Bill and Melinda Gates Foundation, M&M’s, Mars Wrigley Confectionary, and NBC have supported the organization as national and programming partners. NBC will have a celebrity-filled Red Nose Day program planned at 8/7 c tonight.
We’ve supported Red Nose Day for the last two years through our philanthropic arm, Windermere Foundation, this year we were happy to give $1000, not to mention the red noses! Modern home appliances make our lives so much easier: They tackle dreaded household chores, saving us time and effort. There are lots of ways to use them, however, that you may not have thought of before. From cleaning your ceiling fixtures in the dishwasher to vacuuming your pet, here are 13 little-known tricks for getting more than your money’s worth from your appliances.
- Sanitize small toys and more. Use your dishwasher to wash and sanitize teething rings, small plastic toys, mouth guards, and even baseball caps. Place items on the top rack and run the dishwasher as usual with detergent (without any dirty dishes). Put smaller items in a small mesh laundry bag so that they don’t move around.
- Clean ceiling fixtures. At least once or twice a year, remove and clean your glass ceiling fixtures and light covers in an empty dishwasher. Run the machine on the normal cycle.
- Eliminate wrinkles from clothing. To smooth out wrinkled clothes or linens left too long in the dryer, toss a damp, lint-free cloth in with them. Run the load on the lowest setting for 10 to 15 minutes. Newer dryers also feature a steam setting that removes wrinkles and refreshes clothing between wears.
- Disinfect sponges and dishcloths. Kitchen sponges and dishcloths contain billions of germs. Clean and disinfect them daily by zapping them on high in the microwave for 2 minutes to kill germs.
- Freshen up your curtains. Vacuum heavy drapes with the upholstery attachment. Use the dusting brush attachment for lighter drapes. Wash sheer curtains in the washing machine on the delicate cycle, then hang them up while they’re damp to prevent wrinkles.
- Remove wax from fabric or carpet. To get rid of wax on a tablecloth, place it in your freezer until the wax is hard. Then put a flat paper bag over the wax and another under the fabric. Iron the top bag with a medium-hot iron until all the wax transfers to the bag. To remove wax from a carpet or rug, place an ice pack on the spot until the wax hardens. Shatter the wax and vacuum up the chips.
- Clean baseboards. Dusting baseboards can be a backbreaking chore. Use your vacuum cleaner and the dusting brush attachment to avoid having to bend down. Do the same to clean chair and table legs.
- Organize your fridge. Use the built-in features of your refrigerator to organize food by category. Designate certain shelves or areas for leftovers, preferably front and center, so you don’t forget they’re in there. Use special-purpose bins for their intended use: crispers for vegetables, deli trays for deli meats and cheeses, cold storage trays for meats. Newer models also feature convertible cooling zones to keep food fresh.
- Dust blinds. Extend the blinds fully and turn the slats to the closed position. Use the dusting brush attachment on your vacuum cleaner to clean the slats from top to bottom. Then open and reclose the slats in the opposite direction and repeat the process.
- Clean your microwave. The best time to clean your microwave is immediately after using it. Thanks to residual steam, all you have to do is wipe it out with a paper towel or damp sponge. To clean old messes, microwave 2 cups of water on high for 5 minutes. The steam will soften cooked-on spills, which you can wipe off with a paper towel or cloth.
- Exterminate dust mites. Dust mites live off human and animal dander and other household dust particles. They thrive in sofas, carpets, and bedding. Use the upholstery attachment to vacuum your mattress and upholstered furniture regularly to minimize dust mites. Be sure to empty the canister in an outdoor trashcan.
- Groom your pet. If your dog or cat doesn’t hide when you get out your vacuum cleaner, try using the dusting brush attachment to brush your pet. It’s a gentle way to collect shedding fur.
- Remove grime from shower liners. Wash plastic shower curtain liners in the washing machine with hot water and detergent on the regular cycle. Throw in a small bath towel to help “scrub” mildew and soap scum off the liner. Then rehang the liner and let it air-dry.
