  • $300,000 to $400,000
  • $400,000 to $500,000
  • $500,000 to $750,000
  • $750,000 and above

By far, the most active price range is $300,000 to $400,000 with 60% more closed transactions than the $400,000 to $500,000 range and 400% more than homes priced $750,000 and above.

However, this lower price range does not have the most inventory.  The price range with the greatest selection of homes is $500,000 to $750,000.

The real estate research firm Core Logic just produced their latest Homeowner Equity Insights report.

Some interesting tidbits:

  • 63% of all properties nationally have a mortgage
  • Homeowners with mortgages collective realized a $428 billion rise in equity over last year, an increase of 4.8%
  • Only 3.8% of all mortgaged properties have negative equity (where the loan is greater than the value of the home)
  • 10 years ago 26% of all mortgaged properties had negative equity

Halloween Cocktail: Magic Up Some Butter Beer

Make (delicious!) Halloween magic with this Harry Potter-inspired cocktail.

You don’t have to live in a magical world to enjoy a good butter beer. This version pulls together ginger beer, ginger liqueur, butterscotch and cream soda for a smooth taste with a little kick. Glasses rimmed with gold sugar make it, well … magical!

Butter Beer

Ingredients:

Serves 6
  • 2 bottles ginger beer
  • 2 bottles cream soda
  • 4 ounces ginger liqueur
  • 3 tablespoons butterscotch ice cream topping
  • gold sanding sugar for rimming glasses
  • ice

Instructions:

  1. Chill ginger beer and cream soda.
  2. Add ginger liqueur and butterscotch topping to a small bowl and whisk until fully combined.
  3. Moisten rims of glasses and dip in sanding sugar.
  4. Add ice to glasses.
  5. Distribute ginger liqueur mixture evenly among glasses.
  6. Add 4 ounces of ginger beer to each glass.
  7. Add 4 ounces of cream soda to each glass.
  8. Stir gently before serving.

Price Reduction

Some fascinating research from the Denver Metro Association of Realtors…

37% of properties that sold last month along the Front Range had a price reduction at some point during the listing period.

Property owners who have to reduce their price take an average of 58 days to receive an offer.

Those who don’t have to reduce their price only take 13 days.

This stat obviously speaks to the importance of pricing your property right on day one.

A Fall Decoration Idea!

DECORATE IT – A RAINBOW PUMPKIN MANTEL

Remember all those bright colorful pumpkins from yesterday? Well, I painted a few extra and created the absolute best fall/halloween mantel with them! A rainbow pumpkin mantel! Just look at those bright colors! I am so in love and it is everything I never knew I wanted in a fall mantel.

To make your own rainbow pumpkin mantel, you will need a bunch of faux pumpkins. Most of these are from Target. They have 5-6 sizes of white and orange pumpkins in their halloween section that I used and then spray painted with a few of my favorite shades of Montana Gold spray (Pink pink, lychee, shrimp, yolk, poison, malachite light, and malachite). The orange pumpkins I just left as is.

Then all you need to do is paint a few different sizes in each color and stack them up on your mantel. So easy! But doesn’t it make the most amazing statement!

I love the addition of the gold splatter pumpkins too and debated doing them all splatter painted, but I love the assortment of plain and splatters.

Now that is one colorful fall mantel! And because everything else about the fireplace is so neutral, it really helps the pumpkins pop without seeming like too much color don’t you think? So tell me, would you decorate your mantel with a rainbow of pumpkins?

Big Bounce

Seventy-five major metro markets have seen home prices bounce back to above their pre-recession peaks.


Metro Denver has seen the biggest bounce with home values 91% above its previous high in 2007 , according to the Home Price Recovery Index from HSH.com.

“Aside from routinely strong home price appreciation, it’s important to know that the Denver metro’s housing ‘bust’ in 2008 was relatively short and shallow,” said Keith Gumbinger, the report’s author.

The peak-to-trough for home values was only three years long and the total decline in value was just under 8 percent in Metro Denver, he said.

By contrast, a half-dozen large metros have seen home prices more than double from their lows and still not reach the old highs. On that list are Las Vegas, Sacramento, Calif, and Cape Coral, Fla.
